Legal process
Buying property in Turkey is a straight forward process and relatively easier than in other European countries. Arzuoglu Property Development & Construction will assist you throughout the process providing an interpreter and transport where required. Once you have seen a property and agreed a price with the seller a deposit of 10-20% is usually required. This is payable by either by cash or international bank transfer, personal cheques are not accepted by banks in Turkey. The amount received is written into the contract.
You will need to have your passport with you for all business transactions. Photographs are also required for the land registry Arzuoglu Property Development & Construction can arrange for you to have these taken (approx. £4 for 8 photos). It is recommended you open a Turkish bank account for which a Turkish Tax number is required, guidance can be given.
Although not required, the services of an English speaking lawyer recommended by the British Embassy can be used. He will prepare the purchase contract and remember you are paying for his services so please use this time to ask any questions you may have (fee approx. £150). www.britishembassy.gov.uk It is not necessary to be present in Turkey throughout the whole purchase process as you can give power of Attorney for the property (not for money) at the Notary's office (similar to Commissioner of Oaths in the UK). This enables Arzuoglu Property Development & Construction to continue with obtaining the Title Deeds in your absence. The initial stage has been completed and you do not need to be present for any more of the property purchase transaction. You will be given the original contract and copy of the power of Attorney to take back home with you.
The papers will be forwarded to the Land Registry office and for none Turkish Nationals further checks are required by the Military in Izmir. Here everything is checked and then the title deeds (TAPU) are re-issued in the new owners name and forwarded back to the local Land Registration office who in turn contact Arzuoglu Property Development & Construction. This process usualy takes 2 - 4 months however there is currently a delay at the Land Registry due to a high volume of applications resulting in 4 - 6 month wait, but you will be advised when complete. Finally you will need to pay the remaining balance. On receipt of payment Arzuoglu Property Development & Construction can then sign for and collect your TAPU from the Land Registration office pending your next visit.

We can offer a whole range of services tailored to your individual requirements to help maintain and protect your investment.Home CareGrounds Pool and Communal areasArzuoglu Property Development and Construction ensure a housekeeper is employed on the owners behalf to be responsible for the maintenance of grounds, pool and the cleaning of the communal areas. Collectively the owners pay an equal share towards this cost which usually about 30 - 40 Euro per month. The maintenance charge for any unsold apartments will be met by Arzuoglu Property Development and Construction.Arzuoglu Property Development and Construction will also assist the owner should any breakage occur or you require alterations to your property.

Transfer Service
We offer a full airport transfer service using our fleet of executive vehicles. You or your guests can commission this first class service on an individual basis, or if you are a regular visitor to Turkey, you may want to take advantage of our Special Transfer Deals package. This would entitle you to 5 transfers over a two year period, with the sixth one free of charge. All prices will be based on a maximum of four passengers per transfer; each extra passenger would be an additional cost.
Key Holder Authorisation
This is a service designed to give the property owner peace of mind in the knowledge that someone can be there quickly should an emergency arise during there absence, or as a one off arrangement to oversee any work carried out on their behalf. We can recommend skilled tradesman if required and ensure that all work is carried out satisfactorily. After the work is completed, we will then secure the property and hold or return the keys as required.
Weekly Inspection of your property
This is very important during the winter season when bad weather can cause damage to buildings, also to ensure the property remains fully protected and watertight from storms etc. We would keep you fully informed at every stage should any work be necessary with regard to the property.
Property Cleansing
We can undertake to clean your property ready for you or your guest’s arrival, and can offer full or part cleaning as required. These services are available daily, weekly or monthly.

- Kitchen surfaces cleaned
- Beds stripped

Spring Clean:
This service is designed to ensure that your property is in first class condition and ready for you or your guests at the start of the season. We will carry out a full inspection of your property and report back any areas of concern or essential work that may be required. We will then carry out a spring clean of your property to include the following.
- Empty and clean all cupboards
- Clean all crockery and kitchen utensils
- Clean kettle, toaster and other kitchen appliances
- Clean cooker and hob
- All surfaces dusted
- Kitchen surfaces cleaned
- All floors and patios/balconies swept and washed
- Windows cleaned
- Beds stripped
Laundry Service
Our laundry service is available on a contract basis to service the needs of our clients. We can change laundry daily, every two days, or weekly as required. We can also offer our laundry service as a one off instruction should this be required.
Renting
Rental guarantee We realise that, for the average family, investing in a second home for holiday or investment purposes can represent a major financial outlay. For that reason, Arzuoglu Homes consider it essential to offer you the substantial financial protection afforded by our Rental Guarantee Scheme. This is designed to provide you with the security of a minimum rental income, based upon 4,5% of the purchase price, throughout the first two years following completion of your purchase to compensate you for interest that you are no longer earning on the capital sum invested in your Turkish property, or that you are required to pay to your lender.This offer is only available on certain properties subject to terms and conditions outlined in our contractual agreement.
