Site Management

When you buy from us your property is usually part of a complex and it is essential that the grounds and pool be maintained. Unsold properties remain our responsibility until they are all completed and sold.

After agreeing the owner’s requirements at annual owners meetings we provide a management package for our developments. Cost for this service varies depending on the size of the complex, pool and requirements.

Service (example)

o  Organize the management plan & set budget for the annual expenses

o  Collect monthly/annual payments from owners

o  Pay the communal electric and water charges, record individual meter readings where necessary

o  Maintain the communal areas - pool & gardens, sewerage system, rubbish collection, cleaning of communal areas etc

o  Generate and send invoices detailing charges

o  Give general advice & support to all community members

o  Provide the services of a legal bookkeeper with reports from authorised accountants

o  Supply gardener and other staff to maintain the complex

o  Represent the complex in any matters on behalf of the owners

o  24 hour emergency contact

Homecare Package – from 250 euro annually

We understand that when buying a property from us, whether it be your second home, an investment or buy to let property you want to be assured that it will be looked after one hundred percent of the time by a professional company you can trust. We believe that choosing to have our Homecare Package is not only important but also vital and our aim is provide the best possible attention and customer care. 

We are currently the only Developer in Side to deliver a Home Care Package ‘in house’ for our customers with a designated manager for the Home Care service who can deal with all your needs and ensure your property abroad is secure and cared for in your absence giving you the peace of mind you deserve. 

We know that every owner uses their property differently, some will come for odd weekends and let the families and friends use it for their holidays, others will never visit at all and will want to rent it on a regular basis under our Rental Guarantee Scheme. Whatever your requirements the Homecare Package is designed to meet all your needs and we pride ourselves on delivering an excellent level of customer service to all properties we rent and manage on your behalf.

o   Key holding service – held in a secure container

o   Keys will only be issued to authorised personel and logged in the key register.

o   Provide access to the property for your guests, suppliers and tradesmen, authorised by you

o   Check the property for damage and ensure it is secure after the departure of your guests

o   Access and supervision of cleaning service

o   Monitor utility bills and arrange payment on your behalf.

o   Compulsary earthquake/contents insurance

o   Routine inspections of propety  

The mediterranean climate produces extremes of temperature and humidity. Properties left unattanded for long periods may develop  damp and condensation problems, therefore there is a need for a routine room by room inspection.

o   The property will be aired regularly and checked for damp and water leaks

o   Ensure appliances are in working order - gas, electricity, light bulbs and security systems if applicable

o   Check condition of windows and doors and make secure after guests leave

o   Toilets flushed and taps turned on to ensure water is running correctly to flush out any debris from tanks

o   Check condition of floors and ceilings

o   Examine all furniture & furnishings for wear & tear or damages

o   Ensure shower drains have water in them to avoid stale smells within the property

o   Check the property in the event of a storm or flooding

o   Check for insect infestation and advise

Reports are sent to owners via email giving information on property, bills and any other communication where necessary.
