Once you have seen a property and agreed a price a deposit of 10-20% is usually required.  This is payable either by cash or international bank transfer, personal cheques is not readily accepted by banks in Turkey.

 

Documents required:


· Passport(s) + photocopy of passport details for the Land Registry

· Eight passport size photographs

· Tax number

 

We can arrange for your Tax number and photographs to be obtained.

 

Although not necessary, but if preferred, the services of an English speaking lawyer recommended by the British Embassy can be used to check the purchase contract but remember, you are paying for this services so please use this time to ask any questions you may have (fee available upon request) fco.gov.uk  

 

We make things easy for you and it is not necessary for you to be present in Turkey throughout the whole buying process as you can elect to give power of Attorney to us to continue with obtaining the TAPU (Title Deeds of ownership) in your absence.  Power of Attorney is a standard procedure and is completed at the Notary Office (small fee payable) this process is similar to the European Commissioner of Oaths legal document.  Once the initial stage is completed you will be given the original purchase contract and a copy of Power of Attorney to take back home with you and then leave the rest to us.

 

What happens next?


We forward the papers to the Land Registry and for none Turkish Nationals additional checks are required by the Military in Izmir, for the area of Side this does not present any problem.  Here all details are checked and the TAPU is issued under the new owners name(s) and forwarded back to the local Land Registry Office who then contact us. 

 

Finally you will need to pay the remaining balance and on receipt of payment we then sign for and collect your TAPU from the Land Registry office pending your next visit. 

 

Note: The government levies a 3% property tax on the declared value of the property and you will need to bring this amount with you.
